A bank decides mostly on your income and credit. A hard money lender decides mostly on the property and your plan. That's why it fits deals banks pass on: properties that need work, short clocks, unusual collateral. It's short-term money, usually repaid by a sale or a refinance.
I'm a broker. I don't lend my own money. I place your deal with a lender in my network, and if the first one passes I try the next. The property and the exit matter most. Credit still counts, and I'll tell you up front if it's going to be a problem.

We close through title or escrow. You repay by selling, refinancing, or another planned exit.
Every loan needs a clear exit before we start. These are the usual ones.
It costs more than a bank loan because it's faster and more flexible. I'll walk you through the full cost on the call, so there are no surprises.
Short term. We pick a term that matches your exit.
