What you need for a hard money loan in Florida.

Hard money starts with the property, not your pay stubs. Here's the checklist.

What I look at first.

The property, the equity, the loan-to-value, and how you'll pay it back. Credit still counts, and I'll tell you up front if it's going to be a problem.

The checklist

  • Property address and your value estimate
  • Purchase price, payoff, or the loan amount you want
  • Proof of insurance
  • 1 to 2 months of bank statements, when needed
  • Confirmation that taxes are filed annually
  • A clear exit: sell, refinance, or another plan

Property types.

Residential, commercial, multi-unit, mobile homes, vacant lots, distressed assets, and other investor-owned property.

This isn't bank-style underwriting. I'm looking at whether the property supports the loan, which is why deals that stall at a bank can move here. What is loan-to-value?

Common questions

Do I need good credit?

Credit counts but isn't the whole story. Call me and I'll tell you where you stand.

What if I'm a foreign national?

Different documents, same idea. See foreign national loans.

Do you do owner-occupied loans?

No. Investment property only.

Not sure you qualify?

Call me with the address. I answer my own phone.
