Loan programs / Bridge

Bridge loans for Florida investors who can't wait on the bank.

Short-term money to buy before your other property sells or your long-term loan lands. I match the deal to the right lender.

A bridge loan keeps a deal from slipping away.

You have a clear next step and a gap between now and when the money arrives. A bridge covers it. The exit is what repays it: a sale, a refinance, a long-term loan.

Common uses

  • Buy before you sell another property
  • Close while long-term financing is still pending
  • Lock up a time-sensitive acquisition
  • Get out of a short-term jam on an investment property

The property, the equity, and how it gets paid back.

Property value, how much you need and why, your deadline, insurance, bank statements when needed, and above all the exit that repays the loan. A bridge only makes sense with a clear way out, and I'll tell you honestly if yours is thin.

Cost and term depend on the property, the equity, and the exit. Call me with the deadline and the numbers.

How a bridge goes with me

  1. Call me with your deadline.

Address, amount, current value, when you need to close.

  2. I tell you straight.

Whether a bridge fits and what the exit has to look like.

  3. I take it to my lenders.

If one says no, I try the next.

  4. You close.

What investors say

Questions about bridge loans

How is a bridge different from a fix-and-flip loan?

A flip loan funds a rehab-and-resell plan. A bridge covers a timing gap until a sale or refinance. Many deals look like both; call me and we'll sort it out.

What's the exit?

Selling the property, refinancing, a long-term loan, or another source of cash. You need one before we start.

What if the first lender passes?

I take it to the next.

Is this for investment property only?

Yes. Not owner-occupied homes.

Closing date coming up?

Call me with the address and the deadline. I answer my own phone.
